Century homes and storefront conversions along Main Street and the old core blocks; a ring of 1980s and 90s family streets around them; then the big build-out — the Hoover Park corridor and the west end toward Tenth Line, where most of the town's detached, semis, and freehold townhomes went up from the 2000s onward, with schools and the leisure centre built alongside. Main Street core, the new west end, and the estate country beyond

The core is the blocks fanning off Main Street between Ninth Line and the GO station — mature trees, century homes, and the only part of York Region where you can walk from your front porch to a theatre, a farmers'-market morning, and a commuter train. Inventory here is scarce and character-driven; when a good one lists, it moves. The build-out south and west is the family engine of the market: the Hoover Park corridor and the streets running toward Tenth Line, mostly 2000s-to-2020s freehold on suburban lots, with newer phases still completing on the town's edges. The third Stouffville market isn't on this page at all.
